I had the "small" one bedroom which I rented for $520/month for two years. I moved out December 2006. Rent went up every time I renewed my lease with no added quality or features. The "small" one bedrooms are known as Embassy Courts. The carpet is bad, the walls have thousands of cheap patches, and the appliances/fixtures are constantly broken. The washroom areas are in a seperate building. There are no sidewalks to get there...just stepping stones...and even with a little rain, you are walking through mud to use the washer and dryer. The apartment complex itself is not bad for a college residence. They make repairs quick and often. It's fairly well lit except for the parking lots. The residents are mostly college students. Noise complaints are enforced sometimes. There is a lot loitering in the parking lot areas by people who don't live there. There a lot more crime and car accidents along the burbank side than on the Gourrier Ave side. There were a few robberies..mostly car break ins and one mugging. Parking at Embassy a joke. There are simply not enough spaces to go around and nothing is enforced. There are no visitors areas. You may wind up walking a long ways to your place (not the best neighborhood at night). I don't know why they even have parking passes. During football games, don't count on being able to park within a mile of your apartment. I'd recommend one of the nearby gated apartments for parking issues alone. You are paying such high rent prices because you are close to LSU. There are no sidewalks in the area, but you can walk to the CEBA building at LSU without a problem. |
